The Most Expensive Real Estate Listing in America is Also a Boater's Paradise

"This listing is a boater's paradise." - Dawn McKenna, founder of Dawn McKenna Group, Coldwell Banker Realty

Big shoutout to Coldwell Banker Realty in Florida for letting us know about the greatest real estate listing for boaters on planet Earth.

The brokerage, in collaboration with Corcoran and Savills, currently has the most expensive residential listing in all of the United States on the market at $295 million.

Known as Gordon Pointe, the nine acre gated waterfront compound is located in Naples' exclusive neighborhood of Port Royal. It's currently on the market with Coldwell Banker Realty’s Dawn McKenna Group, in partnership with The Leighton Candler Team of Corcoran and Rory McMullen of Savills, a London-based real estate firm. Gordon Pointe far exceeds the second most expensive U.S. listing in recent memory -- The One Above All Else penthouse in Manhattan at a meager $195 million.

But that's just the beginning.

The $295 million listing actually includes three homes, allowing you to bring all your boating buddies to stay in the guest house. But, it's expected that the new owner will want to make the property their own, so this is where the boater mindset truly gets the chance to put the throttle down.

Given the option to reimagine Gordon Pointe however a boat captain sees fit, digital renderings are being offered to show you what could become of the most boaterific property ever made. The designs are done by Greg Palmer from Harrison Design, and the current vision includes a 35,000-square-foot beach home plus a 22,000 square foot 'bay home.' That basically means a private family compound with two estates, not to mention a private 3-hole golf course, two gated and separate entries, a pickleball court, beach cabana with fully equipped summer kitchen, a pool, and a variety of fitness and water activity options.

But that's not all.

The waterfront possibilities are nearly endless.

The luxury point of land features water access on three sides, including a sandy beach facing the ocean on one side and a 11-foot T-dock on the inland side. The property boasts 720 feet of beachfront with Gulf of Mexico views, 940 feet of bay views, an exclusive yacht basin measuring 231 feet where the T-dock resides.

David Hirshberg, manager of Galati Yacht Sales in Naples, observed, “Gordon Pointe has the most impressive vessel accommodations in the city of Naples. It’s most accurately described as a personal marina, due to its ability to safely house multiple vessels of all sizes.”

Did you hear that? A personal marina.

But wait, there's more!

Depending on where your vision (and unlimited budget) takes you, the placement and design of the main house could perfectly capture the sunset in three directions on the peninsula property. The T-dock already has room for up to six boats - SIX.

"This listing is a boater's paradise, offering unparalleled amenities for maritime enthusiasts. With a 231-foot protected and private yacht basin, two 45-foot protected boat slips, and a 111-foot T-dock that can accommodate multiple boats, Gordon Pointe is designed to be a mariner's dream, capable of housing a fleet of vessels," Dawn McKenna, founder of Dawn McKenna Group, Coldwell Banker Realty, told BoatBlurb.

No matter what you decide to do, the acreage has over 400,000 square feet to work with. If that isn't enough, it can support more than 200,000 square feet of residential development in its own right. That's plenty of space for a basketball court, baseball diamond, nightclub, or waterfront seafood market. Whatever your nautical heart desires.

“This private, 9-acre property offers so many possibilities to the next owner. These renderings are a starting point to let the imagination run wild about the mansions, structures and amenities that could be the Gordon Pointe of the future,” notes Leighton Candler, founder of The Leighton Candler Team, Corcoran. “Gordon Pointe offers all the benefits of being on a secluded island, while being just minutes away from renowned shopping and dining in the 5th Avenue region of Naples.”

If you're in the market for America's best boating compound, make sure to check out the listing.

Here's to starting a petition to rename it Boatopia. See all you scallywags on the dock. Bring a yacht.
